The Most Important Thing to Know When Talking to a Seller

Here’s what you need to ask a client before starting a real estate transaction.

There’s a certain way you need to interact with prospective sellers, and today we’ll be talking about the most important thing to remember when you do so: Asking the right questions.

As agents, there’s a lot of information we need to obtain from our clients. We do this by asking questions about expectations, price, and more. We obviously need the basics, such as their address, who owns the property in question, how much is owed, how long it’s been owned, the property’s condition, etc.

However, there are two questions that really take priority:

  1. What are your expectations of me as an agent?

  2. What do you think the price of your home is?

“ There’s a lot of information we need to obtain from our clients.”

The answers to these questions are what you want to know before you meet with the seller. For example, if they expect you to communicate with them frequently, you can find out how much ‘frequently’ means. If you know you can achieve their expectations, you can reinforce it with them when you meet and demonstrate that you’re aware of their needs.

You also want to know what they’re thinking in terms of price because if you and your seller have differing ideas on pricing, it’s something that will need to be discussed in depth.
